What to Check in a Property's History Before You List It

Published 23 August 2026 · Propvio Guides

A short review of a property's paperwork before you list it can prevent a delay later in the sale. Here is what is worth checking.

Ask What Records the Seller Has

  • Gas Safety Certificates, and how recently the boiler was serviced.
  • An EICR, and when the electrical installation was last checked.
  • An Energy Performance Certificate (EPC).
  • Building control sign-off for any extension or structural work.

Flag Gaps Before You Market It

An EPC is a legal requirement before you can market a property for sale in the UK. If the seller does not have a current one, arrange this before listing rather than after an offer is on the table.

A missing or expired Gas Safety Certificate or EICR is not usually a legal blocker for a homeowner sale, but flagging it early avoids it becoming a last-minute surprise for the buyer's solicitor.

Encourage the Seller to Keep a Live Record

Where a seller has no organised record at all, suggest they start one on Propvio, bound to the property rather than to them personally. It costs the seller nothing to set up, and it is the same record a buyer will be able to see once you list the property.
