Lost a Damp-Proofing or Timber Treatment Guarantee? What to Do

Damp-proofing and timber treatment, such as woodworm or dry rot work, often come with long guarantees. Buyers ask for them because the original problem may return. This guide explains how to trace a lost one.
Start With the Company That Did the Work
Contact the company that carried out the treatment. Most keep records by address and can issue a copy of the guarantee and the original survey.
If you do not know who did the work, check old invoices, the previous owner's sale documents, or labels left in the loft or under the floor.
If the Company Has Closed
A guarantee from a company that has stopped trading is usually worthless on its own. An insurance-backed guarantee is different, since the insurer honours it even if the company has gone.

Does It Pass to a Buyer?
Many guarantees can transfer to a new owner, but some require the transfer to be registered, sometimes for a small fee. Read the terms, or ask the company or insurer.
A guarantee that has not been transferred properly may not help the buyer if the problem returns.
If Nothing Can Be Found
Tell your conveyancer what work was done, when, and by whom, as far as you know. A buyer may ask for a fresh survey from a qualified damp and timber surveyor.

Keeping Treatment Records
